  1. How long do you have to enforce a judgment lien?
    20 years

    • Exceptions: 
    • 1. land--> 10 years
    • 2. Decedent --> 2 years
  2. Confession of Judgment
    Statutory device where a debtor may waive notice and hearing for failure to pay an obligation. 

    • Process to contest it:
    • D must petition court w/in 21 days of notice of judgment against him to set aside the judgment.
  3. Lis Pendens
    • "Before the suit"
    • Effect--> is to establish the priority of any judgment lien ultimately rendered in the underlying case. 

    The judgment will relate back to the time the lis pendens was filed.
